I know there's some of my friends that are definitely looking at selling their home. If you're going to go out there for sale by owner, I want to make sure that you have the tools to conquer this market.
NUMBER 1 - Presentation
Your presentation is KEY! This is where a professional photographer comes in. TRUST ME, do not take pictures with your phone.
The other side of presentation is STAGING. Get a professional to help you with what your houseis supposedto look like in order for it to sell for top dollar.
Number 2 - Marketing
Second part of this is going to be marketing. So... If you're listing for sale by owner, please put it on EVERY SINGLE SITE out there.
Agents have the easy life there. When we put a property into the MLS, it updates to all of them automatically.
Whether you are selling with an agent or For Sale By Owner....
Marketing is measured by the amount of additional eyeballs on your listing.
Number 3 - Co-Op
This is the part... If you are thinking of selling for sale by owner, I want HIGHLY SUGGEST you tune in.
So what is co-op if you're going to list For Sale By Owner, I suggest that you offer to contribute towards a buyer's agent.
NAR figured out that 89% of sales last year had a Realtor involved.
So... By choosing not to pay that buyer's agent, you are excluding up to 89% of your Buyer Pool.
Most agents do not look at FSBO.
A small percentage of real estate agents brave the call to ask if you're willing to contribute. The larger percentage that will see the FSBO listing move on...
Number 4 - Price
So if you have 1-3 correct....
1. Professional Photos & Staged
2. Search Sites Active and Marketing in Place
3. Offer to compensate agents for bringing you a buyer
The litmus test brings us to....
At the end of the day, the market's going to determine what your house sells for. If everything possible is done to sell your home and it's not selling...
